Valentine understands today’s turbulent market
Catherine Valentine, Realtor of Coldwell Banker Residential Brokerage Rancho Bernardo, specializes in protecting and advancing the real estate goals of first-time, senior and armed forces homeowners throughout San Diego County.
Valentine is a Certified Distressed Property Expert (CDPE), a designation she earned through the Distressed Property Institute which validates a thorough understanding of the complex issues in today’s turbulent real estate industry and certifies the precise necessary knowledge of foreclosure avoidance options available to financially distressed homeowners. Through comprehensive training and experience, CDPEs have the tools to help homeowners find the best solutions for their unique situations and to avoid foreclosure through the efficient execution of a short sale.
“The most important factor for financially distressed homeowners to keep in mind: the sooner help is sought, the better,” advises Valentine. “The longer homeowners wait to take control of their mortgage problems the more difficult it can be to get them out.”
Valentine is currently working toward earning the Accredited Buyer’s Representative (ABR) designation, the benchmark of excellence in buyer representation. This coveted designation is awarded by the Real Estate Buyer’s Agent Council (REBAC), an affiliate of the National Association of Realtors, to real estate practitioners who meet the specified exceedingly high educational and practical experience criteria.
Despite a very low inventory of homes for sale throughout San Diego County, the spring/summer buying season is coming into full-swing as prices begin rebounding and pent-up demand brings new opportunities for homebuyers and sellers. Valentine offers some insightful advice for prospective home sellers.
“As is the case with any business decision, understand your competition,” she said. “When you sell your home you are in competition with every other home on the market. Understand how your home stacks up with the others in your neighborhood and do everything you can to make it standout.”
For prospective homebuyers, Valentine suggests working with an experienced buyer’s agent.
“Buying a home is a very complex endeavor and you need someone in your corner to help with advice and suggestions to nab you the home of your dreams,” said Valentine. “Do your homework when it comes to market conditions and the home buying process. Never stop asking questions as it’s critical to understand every part of the transaction, and an excellent and experienced agent will always be able and willing to offer assistance.”
She is actively involved in the community supporting Volunteers of America and Feed America. In addition, Valentine hosts an annual Crestmont neighborhood food drive in Rancho Penasquitos to support the San Diego Food Bank.
