Construction under way on new StoneBridge neighborhood

    Construction recently got under way on Calabria, Brookfield Homes’ second neighborhood at San Diego’s one-of-a-kind luxurious, semirural StoneBridge Estates community near Scripps Ranch.

    Model homes have now been framed at Calabria and sales are anticipated to begin in the spring, according to Carlene Wilkie, vice president of sales and marketing at Brookfield Homes.

    “Brookfield’s first neighborhood, Astoria, has been extremely popular with home buyers and we have even higher expectations for Calabria, the most luxurious neighborhood at StoneBridge Estates to date,” said Wilkie. “I am sure that the incredible features and sprawling floor plans will amaze home shoppers from opening day.”

    Calabria will encompass the largest, most resplendent homes in the first phase at StoneBridge Estates, with floor plans ranging from approximately 3,780 to 5,120 square feet.

    Encompassing an eventual 139 homes on lots averaging 8,000 square feet, these opulently appointed homes will offer four to six bedrooms, 3 1/2 to 4 1/2 bathrooms, three garages, as well as libraries, extra-large bonus rooms and secondary bedrooms as well as sprawling kitchens perfect for entertaining. Prices are tentatively set to begin just over $1 million.

    Calabria homes will feature breathtaking views and Craftsman, Mediterranean and Spanish architecture designed by architects from The Dahlin Group.

    Brookfield’s Astoria is situated on a hilltop at StoneBridge Estates and offers three two-story home plans, ranging from 3,110 to 3,869 square feet and providing four to six bedrooms, 3 1/2 to 4 1/2 bathrooms, and two-car-plus-compact or two-car-plus-tandem garages with generous space for storage. Prices begin in the $800,000s and select homes are available for immediate move-ins.

    Astoria features spacious yet functional kitchens with standard granite countertops and large islands offering added counter space, storage and casual seating. Additional interior amenities include high ceilings, sweeping staircases and spacious living arrangements to suit many lifestyles, with a host of options such as optional master-bedroom retreats, lofts, officea nd bonus rooms.

    The varying Craftsman, Mediterranean and Spanish-style homes at Astoria have been designed by award-winning Lorimer Hayes Architects with one-of-a-kind exterior designs boasting brick and stone accents that create a dynamic street scene. Astoria also showcases majestic views of the rugged foothills east of the neighborhood and will eventually total 121 homes on sites averaging 10,000 square feet.

    StoneBridge Estates is the latest undertaking by Brookfield Homes and The Corky McMillin Companies, collaborators on some of the most successful communities in San Diego County. The semirural community is located east of Scripps Ranch and just south of Poway.

    StoneBridge Estates will eventually offer 16 miles of trails on the 2,658-acre property, connecting to a countywide trail system. The community was recently awarded a Trail Greenway Award from the California State Parks Department for its environmentally conscious development that provides critical trail linkages and preserves open space.

    The community is within the Poway Unified School District.
