Four builders selected for Del Sur

Black Mountain Ranch, LLC has announced the four distinguished builder partners selected to usher in a new era at Del Sur, North County’s newest residential community. With grading now under way on the 1,800-acre property, a community grand opening is anticipated in early 2006.

The community will be located west of 4S Ranch and northwest of Rancho Penasquitos.

Standard Pacific Homes, Davidson Communities, Shea Homes and William Lyon Homes have committed to the vision of Del Sur’s four cornerstones: a connection to the land; a mix of authentic and eclectic architecture; an emphasis on arts, culture and craftsmanship; and a spirit of sociability and community.

Standard Pacific Homes

Standard Pacific Homes will offer four new neighborhoods in Del Sur: the estate home neighborhood of Avaron; the luxury homes of Cabrillo; the finely detailed home collection of Bridgewalk; and the paired residences of Cassero, which offer the ultimate in low maintenance and are steps away from the Haaland Glen Park.

As the most exclusive of Standard Pacific’s four new neighborhoods at Del Sur, Avaron defines sophisticated, luxurious living. Each two-story residence is planned with grand architectural styling. Features include relaxing morning rooms, large family rooms and spacious kitchens with island areas artfully arranged. Showcasing Tuscan, Monterey and Provence style architecture, the three floor plans offered at Avaron will range from 3,953 to 4,442 square feet and include four or five bedrooms plus bonus room, retreat or library, four or 4.5 baths and three-car split or tandem garages.

Prices will start from the low millions.

Cassero is a paired-home neighborhood being built by Standard Pacific Homes at Del Sur. Adjacent to Cabrillo and featuring similar architectural elements, the two-story homes at Cassero are attached, but designed to appear as one grand residence. Ranging from 2,058 to 2,334 square feet, the homes at Cassero will have three to four bedrooms, 2.5 to three baths and attached, two-car garages. Pricing at Cassero is expected to begin in the $700,000s.

Borrowing from the name and heritage of San Diego’s historic landmark bridge in Balboa Park, Cabrillo at Del Sur by Standard Pacific Homes offers three distinct floor plans ranging from 2,429 to 2,972 square feet. With architecture reminiscent of Italian Revival, California Monterey and Spanish Colonial designs, the two-story homes have as many as four bedrooms and three baths.

Generous pantries, 10 feet of additional storage space in the attached two-car garages and workstations in the kitchen are thoughtful additions that make the homes at Cabrillo extraordinarily livable. Pricing is slated to begin in the $800,000s.

The homes at Bridgewalk at Del Sur by Standard Pacific Homes will feature timeless Spanish Colonial, Italian Revival and California Monterey architectural elements, highlighted by colorful tiles, ornamental ironwork, decorative corbels, brackets and stonework. The three floor plans will span 1,733 to 1,969 square feet. The two-story homes at Bridgewalk will have with three to four bedrooms, 2.5 to three baths and attached two-car garages with additional shop area. Pricing will begin in the mid $600,000s.

Davidson Communities

Davidson Communities and architect R. Douglas Mansfield have joined forces to create Kensington Court at Del Sur, offering three main floor plans that translate into five different configurations. Ranging from 2,700 to 3,000 square feet, the homes have three to four bedrooms and two-car garages. In addition, the streetscape for Davidson’s neighborhood will showcase four different architectural styles, Spanish Colonial Revival, Monterey, Cottage and Prairie. This charmingly eclectic mix is characteristic of San Diego’s historic neighborhoods surrounding Balboa Park and the downtown vicinity.

Pricing is expected to start in the low $800,000s.

William Lyon Homes

Alcala at Del Sur by William Lyon Homes is named after one of San Diego’s oldest and best-known landmarks, San Diego Basilica de Alcala, the first of California’s missions. Like the respite the mission offered weary travelers, Alcala at Del Sur is designed to become a personal sanctuary. Three impressive floor plans with up to 2,593 square feet will be offered. The two-story homes will feature Spanish Colonial Revival, Monterey and Mediterranean architectural styles and up to five bedrooms and three baths.

Special features such as porte cocheres, private courtyards and personal retreats are also included in many homes at Alcala. Pricing is expected to begin in the $700,000s.

Shea Homes

Capturing some of the most appealing flavors of San Diego’s rich architectural past, Madeira at Del Sur by Shea Homes offers five two-story floor plans ranging from approximately 1,785 to 2,25 square feet.

Highlighted by California Bungalow, Spanish Colonial, Rustic Cottage and Mediterranean Farmhouse styles, the single-family detached homes will be enhanced by courtyards or patios for outdoor living and entertaining, spacious great rooms, gourmet kitchens and family-sized dining rooms.

Madeira prices are projected to begin in the low $700,000s.

Del Sur Living

Lying adjacent to the award-winning Santaluz in north San Diego County, Del Sur recaptures the small-town feel of early 20th century America by coaxing families out of their homes and into the community.
