PUSD to sell ‘water tower’ site for $7.38 million

The Poway Unified School District will be holding its monthly board meeting 6 p.m. Monday, Dec. 16 at the district office, 15250 Avenue of Science in Carmel Mountain Ranch.
On the agenda for December’s board meeting is the approval of the purchase and sale agreement and joint escrow instructions between PUSD and AmeriCare Health and Retirement, Inc., for the”water tower” site at 16061 Avenida Venusto in Rancho Bernardo. AmeriCare, the top bidder, will be purchasing the 10.8-acre property for $7.38 million.
AmeriCare’s offer beat out the two other parties, SheaHomes, who offered $7.3 million, and Nierman Perlman Properties, Inc., who offered $6.65 million.
AmeriCare’s terms in their letter of intent included a 10 percent deposit of $738,000 in a cashier’s check, which will be placed into escrow at a title company of the district’s choice, agreement to close no later than Dec. 31, and acceptance of the property as-is and where-is. The company plans to build a senior retirement community on the property.
The board will also be discussing options for the sale or lease of three other surplus properties, the Four Gee Road Site, the Torrey Highlands Site and the Black Mountain Ranch Southern Site. This agenda item was postponed from the Dec. 3 special board meeting, due to three board members wishing for more information before making any decisions.
The board will also be reviewing and accepting the required 2012-2013 financial audit for the Poway Unified School district, as well as approving and certifying the first interim financial report for the district.
A proposed issuance of Special Tax Revenue Bonds, Series 2014 (Mello-Roos bonds) for $40 million will also be discussed and acted upon by the board.
Public comments will be open to anyone in the audience who wishes to speak on a topic related to the school board or school district; however, unless you have arranged ahead of time to be on the agenda, the board will not be able to respond or engage in discussion of your comment, due to the Brown Act. The board will be able to direct you to the appropriate person on the district staff to whom you need to speak, if there is a need. Those wishing to speak will need to fill out a speaker slip that must be handed in prior to the agenda item on which you wish to speak.
